Selling a sailing vessel with pontoon mooring in France

Just asking for some advice here, NOT a sales pitch.
I have kept my boat in Brittany for the last four years, and due to changing circumstances am considering selling it with the berth, as a "fait accompli"
Would the possiblilty of the berth tranferring to the new owner induce a better price?
What are your views, of course i am not able to discuss this with the reknown french based forum, as i am banned
